We Handle Property Tax Appeals

A common struggle for homeowners in Ohio is property taxes. If you are hit with too great of a property tax bill, we recommend calling our real estate attorneys in Dublin, OH. We will review your situation and advise you on how to challenge your home’s valuation and your property tax liability.

Your property taxes are handled by the county, which typically performs valuations en masse. Your home’s valuation is likely determined only by a visual exterior inspection and based on property records. In most counties, there are too many properties for auditors to inspect each one thoroughly.

Property appraisals are performed every six years. This is known as the sexennial appraisal. In the third year between sexennial reappraisals, your property’s value will be adjusted based on sales in the neighborhood. This is known as the triennial update.

You can find the sexennial and triennial schedule for each Ohio county on the Ohio Department of Taxation’s website. Franklin and Delaware Counties are scheduled for an update in 2020 and a reappraisal in 2023. Union County is scheduled for a reappraisal in 2019 and an update in 2022.

You do not have to rely on the county auditor’s valuation of your home. Property values are complicated, and your home may very well be over-valued for several reasons.

If you believe your home’s valuation is wrong, you should speak with our attorneys about obtaining a property valuation and appealing your tax liability. We will help you obtain evidence of your home’s actual value and pursue an appeal through an informal review. If your property’s value is not changed, we can represent you in filing an appeal with your county’s Board of Revision.

If you disagree with the county board’s decision, we can appeal to the Ohio Board of Tax Appeals. If you believe the Ohio Board of Tax Appeals made a mistake, you must appeal to the Ohio Supreme Court.
